One of my goals regarding my career is to create wealth for my family. I was reading MSN.com this morning and there was an interesting article on what you need to save to reach one million dollars starting at different ages in life. I personally believe the best way to create wealth is through a combination of disciplined spending/budgeting, consistent savings/investment and real estate investment. More buyers are checking out homes
Over the last few weeks, there has been a lot more activity in the real estate market in the areas I specialize in...James Island, West Ashley & Folly Beach. During the last three weeks of December, the average number of showings for homes in the $250,000-$500,000 range was 228 showings per week. In January, the weekly average was 345 showings per week and for the first two weeks of February, 482 & 464 showings.
For homes in the $100,000 - $250,000 range, the increase in showings is even higher. In December, the average was 217 per week, in January it rose to 518 and for the first two weeks of February, 534 & 642 showings.
This trend shows that the buyers are starting to move and take advantage of the high number of homes on the market and low interest rates. This is the first step to moving back to a sellers market from the buyers market we have had for the last year. If you are looking to buy, you may have to move a little quicker and be a little more aggressive to get the home you want as competition is picking up for well-priced homes. Considering New Construction?
Right now you are probably seeing a lot of ads in the paper for great deals on new construction from both national and local builders. The main reason is they currently have a high level of inventory and need to move some of the homes off their books. This drives them to offer price discounts and incentives such as paid closing costs or paid HOA fees. Mnay people go directly to the sales office and buy directly from the builder as if they are buying something from the grocery store. The smart customer brings a Realtor into the picture to make sure they are getting the best possible deal. Guess what, in many cases that final number can get even lower if you have someone working for you. Other options including asking for more in closing costs and pre-paid items, getting additional home upgrades or getting a better interest rate. Recently, I helped a young couple buy new construction and the deal was with using their lender, they would get help with the closing costs. However, once we got into the deal, their lender had a significantly higher interest rate which negated the help with the closing costs. We were able to work with the lender to get the rate reduced so the clients received the full advantage. There is no cost to you as real estate agents get paid commission from the builder so why not have someone working soley for you in the transaction. Remember the agent at the sales office works for the builder, not for you!
