Over the last few weeks, there has been a lot more activity in the real estate market in the areas I specialize in...James Island, West Ashley & Folly Beach. During the last three weeks of December, the average number of showings for homes in the $250,000-$500,000 range was 228 showings per week. In January, the weekly average was 345 showings per week and for the first two weeks of February, 482 & 464 showings.
For homes in the $100,000 - $250,000 range, the increase in showings is even higher. In December, the average was 217 per week, in January it rose to 518 and for the first two weeks of February, 534 & 642 showings.
This trend shows that the buyers are starting to move and take advantage of the high number of homes on the market and low interest rates. This is the first step to moving back to a sellers market from the buyers market we have had for the last year. If you are looking to buy, you may have to move a little quicker and be a little more aggressive to get the home you want as competition is picking up for well-priced homes.
